Staging
An attractively staged home will result in a huge financial return for you. I offer a free one hour home staging consultation with well known designer Peter Brooks, of Bedford Brooks Design (www.bedfordbrooks.com). I also have reliable contractors who are available on short notice to work with Peter to help prepare your home for the market.

Internet
Exposure on the world-wide-web is one of the most important initiatives I take to get your property sold for the most amount of money. Most buyers use the internet for their initial home search, and I make sure that as many avenues of this technology are covered:

• Your home will be presented world-wide with its own individual website (eg. www.123MainSt.com) We also track where all of the inquiries initiated from
• Your property website address rider will be attached to the "for sale sign" (when applicable) on your lawn
• Professional video, floor plans along with full colour photographs of your home will be displayed on the dedicated website, and linked to my website (www.desmondbrown.ca)
• Your home will be displayed on the Royal LePage Estate company website and will be seen by potential purchasers who search any of my 130 colleague's personal websites
• I will also list your home on www.realtor.ca

Database of Agents
I have an extensive list of the top agents in the city who receive emails informing them of my new listings. They'll be invited to be one of the first to view your property.

Agent Open Houses
This gives all agents on the Toronto Real Estate Board an opportunity to inspect your property for their clients. These open houses are usually held on weekdays during the lunch hour.

Public Open Houses
It's very important to give your home at least a full weekend of exposure and to make showings available through open houses. I ensure that all visitors sign in and that proper security measures are taken when your home is open to the public.

Postcards
I distribute full colour postcards to your neighbours informing them your house has been listed and inviting them to public open houses. Often neighbours can play a helpful role in getting your home sold to someone they would like to see move into the area.

Constant Feedback
I follow up with all agents who have shown or viewed your home and provide you with feedback that could make the difference in selling.

Negotiation
I will put my 17 years experience in real estate to represent your best interests. Once an agreement of purchase and sale is successfully negotiated, I'll follow up with the purchaser or their sales representative to ensure all conditions are fulfilled and that the transaction closes on the scheduled date.
